What is a PT PMA and how does foreign ownership work?

PT PMA (Penanaman Modal Asing) is an Indonesian foreign-owned company structure that allows non-Indonesians to legally hold property rights. You'll own 100% of the company, which holds the leasehold. Setup costs approximately $1,500 and takes 2-3 weeks.

What happens at the end of the 25-year lease?

The lease includes a 15-year extension option for $75,000 paid to the landowner, giving you up to 40 total years. You can also sell your position at any time - the exit value model in our projections calculator shows estimated resale values.

How are taxes handled?

Rental income is taxed through the PT PMA at favorable rates: 0.5% of gross revenue for years 1-3 (UMKM rate), then 11% on net operating income. A 10% withholding (PPh 23) is credited against your tax liability, so most years you owe nothing additional.

Can I use the villa myself?

Absolutely. Block off any dates you want for personal use. Many owners use it 2-4 weeks per year while generating rental income the rest of the time.
